VA loan limit is the maximum amount a veteran can borrow without needing to make a down payment. In most places, the limit follows a standard amount, but some areas are considered “high-cost counties” because home prices are much higher than average.
In these high-cost counties, the VA loan limit is increased to help veterans buy homes in expensive areas without needing a down payment.
For example, if the standard VA loan limit is $726,200, but you’re buying in a high-cost county, the limit could be $1,089,300 (or more, depending on the area). This means you can get a VA loan up to that higher amount without needing a down payment.
However, if you want to borrow more than the limit, you might have to make a down payment on the extra amount.
